We are located 8Km's away from Rotorua with only fresh air and none of the nasty sulphur smells,
The house is also located approximately 1 Km away from Ngongotaha village which offers a fantastic eclectic mix of Eateries, Cafe's, A Grocery store, Bottle stores and a Sports Bar if a real retreat from the hustle and bustle is what you are looking for.
While this is a hosted Guesthouse your privacy and comfort is our ultimate concern with as much or as little interruption as you desire, it is your holiday after all !

Opening in December 2012 this house has been totally redecorated in pleasing neutral tones, with very large living area opening out onto an extensive lakeside deck with a spa pool, large BBQ and outdoor seating for 8.
This house has 5 bedrooms and 2 bathrooms and an additional WC, 2 Bedrooms have panoramic views of the lake.
There is a very large kitchen and you are most welcome to prepare your own meals or have us do them for you.
A light continental breakfast is supplied each morning and served on the lakefront deck (weather permitting)
The main bedroom has a super king bed which can also be made up into twin beds on request.
This room has a brand new ensuite.
There are also 2 Queen Bedrooms, 1 with a lake view, 2 with a comfy double window seat looking into a lush leafy courtyard.
There is also a double bedroom and a spacious twin room with generous single beds allows for plenty of space and easy on the budget.
As the rooms are varying sizes and configurations please specify when booking which room you require and on a first come first served basis it may be available and most definitely yours.
The lounge also has a very large window seat with panoramic view of the lake, the perfect location to relax with a good book and a glass of wine.
This is a large spacious family home which has now become available as a Bed and Breakfast/Holiday home if you prefer sole occupancy on prior approval for larger groups travelling together.
This is a very quiet residential area so please bring your toys but no noisy jet skis
There is a large garage which is a secure area to lock away your bikes etc.
We have laundry facilities at no extra charge.
Sky digital TV including the Sports channel.

All linen is supplied including spa towels.

We are very close to all the local attractions and within 5 minutes walk to the local bus stop which operates a regular service into the centre of Rotorua.

Private transport can be arranged too including transfers from the Airport and Bus Terminal or other locations in town.
As this is an extremely quiet location it is important to ensure that we can't make outside noise after 10pm and create any sort of disturbance to the neighbours,
If however you are looking for a break away from the rat race and the demands of a busy life then the slower pace and landscape beauty of New Zealand won't come any better than this!
