FREE TENANT - LET ONLY: - We can take all the hassle out of finding your tenant. No Let Fee to you! The fee is charged to the tenant as part of our service to them in assisting them in finding a home.
EXCLUSIVE RENTAL LISTINGS: - Let us do all the hard work for you from arranging advertising, handling all the telephone inquiries, managing the tenant viewings, processing pre-applications, reference checks, Tenancy Applications, Bond Lodgements and collecting & forwarding your advance rent direct to your account.
MANAGEMENT ASSISTANCE: - We arrange to check in and check out your tenant (unlike Let Only where you arrange this with the tenant directly - we are flexible on this) on their entry and exit to and from the property. We manage your tenants rental payments, ensure they are up to date and handle any issues 24 hours a day arising from the property to protect your investment ie: plumbing, electrical. An annual Management fee is applicable at a competitive market rate.
MAINTENANCE MANAGEMENT: - We have an in house/on call Maintenance Company which deals with any repairs/issues that arise that require attention and can assess any further specialist work that may be required and manage this to ensure your property is kept in tip top shape.
INSPECTION REPORTS: - 3 monthly inspection reports are completed and forwarded to you including photographs of any maintenance that is required (especially seasonal) ahead of time for your approval other than urgent matters.
This is very important so as to protect your investment to ensure that chimney's are swept, windowsills are kept in good condition, fire alarms are installed, general maintenance and garden work is kept up and the appropriate persons are contracted on your behalf to complete these tasks. A fee per inspection is applicable.
